The Company manages approximately 326 shopping centers, including 299 wholly-owned centers comprising 33.7 million square feet across 31 states and 27 shopping centers owned in three institutional joint ventures. In addition to managing its shopping centers, its third-party investment management business provides comprehensive real estate management services to the managed funds. The Company conducts substantially all of its business through Phillips Edison Grocery Center Operating Partnership I, L.P. (the Operating Partnership). The Company is a limited partner of the Operating Partnership.
