UDR, Inc. is a self-administered real estate investment trust (REIT) that owns, operates, acquires, renovates, develops, redevelops, disposes of, and manages multifamily apartment communities in targeted markets located in the United States. The Company owns or has an ownership position in approximately 60,259 apartment homes, including 685 apartment homes under development. The Company's two reportable segments are Same-Store Communities and Non-Mature Communities/Other. The Company's Same-Store Communities segment represents those communities acquired, developed, and stabilized. A community is considered to have stabilized occupancy once it achieves 90% occupancy for at least three consecutive months. Its Non-Mature Communities/Other segment represents those communities that do not meet the criteria to be included in Same-Store Communities, including, but not limited to, acquired, developed and redeveloped communities, and the non-apartment components of mixed-use properties.
