Chiron Real Estate Inc. is an internally managed real estate investment trust (REIT) that owns healthcare facilities leased to physician groups and regional and national healthcare systems and seniors housing communities. The Company's seniors' housing includes independent living communities, assisted living communities, memory care communities, and active adult communities. The Company holds its facilities and conducts its operations through its limited partnership subsidiary, Chiron Real Estate LP (the Operating Partnership). The Company owns 91.3% of the outstanding common operating partnership units (OP Units), with the remaining 8.7% owned by holders of long-term incentive plan units (LTIP Units) and third-party limited partners who contributed properties or services in exchange for OP Units. Its investment portfolio consists of healthcare facilities, primarily outpatient medical facilities, seniors housing operating portfolio (SHOP) assets, joint ventures and other investments.
