UK Housebuilders’ shares surge following new first-time buyer scheme.
Further scheme details expected at the Autumn Budget on 28 October 2026.
Aarin Chiekrie, equity analyst, Hargreaves Lansdown:
“Shares in UK housebuilders jumped this morning after the government announced ‘Your First Home’ over the weekend, a new scheme to help first-time buyers climb onto the property ladder. Eligible buyers will be able to purchase a new-build home with a deposit of just 2.5%, alongside a 20% government backed equity loan, which is expected to be interest-free for an initial period. Full details, including local price caps, household income limits, the length of the interest-free period, and implementation timelines, will be set out in the Autumn Budget on 28 October.
The previous Help to Buy scheme supported more than 387,000 new-build purchases, with the vast majority of those by first-time buyers, so a well-designed replacement could meaningfully lift demand and give builders confidence to start more sites. But with the fine print and implementation still at least a month away, some buyers may simply choose to wait for more details, so sales are likely to remain subdued in the meantime. Persimmon looks like the clearest beneficiary of the new Your First Home scheme, given its low average selling prices and relatively high share of homes it already sells to first-time buyers. Meanwhile, Berkeley’s higher average selling prices and Vistry’s greater partner-funded exposure mean fewer of their homes are likely to qualify, so the immediate uplift should be smaller. Suppliers are along for the ride too. If the scheme translates into more homes being built, that’s good news for brickmakers like Ibstock.”
